Buying a manufactured home can feel like a big undertaking — especially if you’re deciding between a home-only purchase or a full land-home package. At The Home Boys, we’ve simplified the entire process so you always know what comes next, what to expect, and how to move from browsing floor plans to moving into your new home.
This guide breaks down the full journey, based on the insight of our General Manager, Junior, who has helped thousands of families step into home ownership.
1. Start With Our Website: Every Floor Plan, Every Price, Fully Transparent
Your first step is simple:
Visit thehomeboys.com and check out the Plans section.
Every home we carry — from single wides to large triple-section models — includes:
- Full floor plan
- Photos
- 3D tours
- Video walkthroughs (more added weekly)
- Transparent pricing with delivery + setup within 100 miles included
Because The Home Boys owns all of our trucks, set crews, trim crews, drywall crews, and warranty crews, we know our costs and can show real prices upfront — something many competitors simply can’t do.
2. Visit Our Display Lots — No Pressure, No Sales Push
We’re open 7 days a week, 9–5, and you can explore our homes entirely at your own pace. Every home has printed prices, and no one follows you around or pressures you to decide.
Grab a coffee or cold drink, walk through the models, and get a real feel for layout, finishes, and build quality.
If you find something you love, one of our sales consultants will help guide you from there.
3. Financing: Getting Pre-Qualified the Easy Way
If you’re paying cash, the process is straightforward.
If you’re financing, we’ll connect you with lenders who specialize in manufactured homes and already know our workflow.
You can:
- Apply online
- Speak with a lender by phone
- Meet locally face-to-face
Once you’re pre-qualified, you can choose the budget that feels right for your lifestyle — not just the maximum the bank offers.
4. Building a Land-Home Package (If You Don’t Already Own Land)
A land-home package has three simple steps:
- Choose the home you want
- Choose your property
- Get site-work bids for:
- Well
- Septic
- Power
- Foundation
- Optional additions (garage, shop, pole building, decks)
We help you reverse-engineer the numbers so your home and land fit your budget.
If your site is in Washington, your installer must be WAINS-certified, and we’ll help you verify that.
5. Locking In Your Price and Starting the Build
Once you’ve chosen your home and are ready to move forward:
- You’ll sign a purchase agreement
- You’ll put down earnest money
- Your price is locked for 30 days
Your lender will then need:
- The purchase agreement
- All site-work bids
- Land payoff details (if applicable)
After that, they’ll order the appraisal and finalize your construction loan.
6. Delivery, Setup, and Why Our In-House Crews Matter
Every price on our website includes delivery + setup within 100 miles, and we can go farther if needed.
Because we own:
- 8 semi-trucks
- Remote-controlled tractors
- Platypus + JADDE 2024 equipment
We can deliver homes safely even into tight or complex properties.
We also pay our drivers by the hour, not by the mile — so your home arrives safely without being rushed down the highway at 70 mph (which can cause additional drywall cracks and damage). That’s one more way we protect your investment.
Setup typically includes:
- Blocking, leveling, and marrying the home
- Interior finish work (drywall, trim, touch-ups)
- Water pressure test
- Final walkthrough
Most customers move in 30–60 days after delivery, depending on site readiness.
7. Warranty and Move-In Day
Every component in your home has its own manufacturer warranty:
- Roofing: up to 30 years
- Siding: up to 50 years
- Samsung appliances: 2 years
- Other appliances: typically 1 year
Our warranty crews help coordinate factory service items and ensure everything is functioning properly. When the final walkthrough is complete and the paperwork is done — we hand you the keys. That moment is special for every family.
At The Home Boys, our motto is simple:
We Deliver the American Dream — One Home at a Time.
